How Florida ESA Letter works
Book a telehealth evaluation and describe your symptoms and how your animal helps. Before you book, note Florida's rule: a practitioner licensed in another state counts only if they are in good standing there and have seen you in person at least once. Our evaluations are by telehealth, so ask our care team how this applies to you. If the clinician approves, your signed letter is emailed within 24 hours after approval. If you don't qualify, no letter is issued.
Who it’s for, and who it isn’t
May be a fit
- Florida renters whose need for an animal isn't obvious to the landlord
- Condo and apartment residents facing pet limits or extra pet charges
- People whose animal helps with a mental or emotional health condition
- Households with 3 or more animals
Usually not a fit
- Anyone relying on a registry certificate or ID card; Florida says those don't count alone
- Public places; ESAs have no access rights
- Flights; airlines may treat ESAs as pets
- Anyone under 18
What’s included
- Telehealth evaluation with a licensed clinician
- Signed letter on letterhead with the clinician's license type, number and state
- $129 for 1 or 2 pets; $199 for 3 or more
- Emailed within 24 hours after approval
Possible side effects
- Knowingly giving false ESA information is a second-degree misdemeanor in Florida, with 30 hours of community service
- If your clinician is licensed outside Florida, the letter may not meet 760.27 unless they have seen you in person at least once
- Under HUD's May 2026 guidance an untrained ESA is reviewed case by case
This isn’t a complete list. Your clinician reviews risks, interactions and warnings with you before prescribing. In an emergency, call 911.
What the evidence says
The Fair Housing Act and 24 CFR 100.204 require reasonable accommodations, and HUD's May 22, 2026 guidance treats untrained ESAs case by case. Florida adds 760.27, which says what documentation a landlord may ask for, who can provide it and what a landlord can't demand.
Florida law on ESA documentation
- Where your disability, or your need for the animal, can't be seen, a landlord is allowed to request reliable information.
- A health care practitioner's letter counts when the practitioner has personal knowledge of your condition.
- A practitioner licensed outside Florida qualifies only if in good standing in their home state and has seen you in person at least once.
- Registrations and ID cards bought online are not enough by themselves.
What a Florida landlord can and can't ask
- Can't require your diagnosis or medical records.
- Can't insist on a notarized form or a particular application.
- Can't charge extra for the animal.
- Can ask for reliable information when your need isn't apparent.
False information
Under Fla. Stat. 817.265, knowingly supplying false ESA information or documents is a second-degree misdemeanor and carries 30 hours of community service.
If your request is denied in Florida
The Florida Commission on Human Relations enforces the Florida Civil Rights Act and takes housing discrimination complaints. You can also file with HUD.
Prescription treatments are available only to eligible patients after a clinical evaluation by an independently licensed clinician.
Florida ESA Letter: common questions
Does Florida accept ESA letters from out-of-state clinicians?
Only if the clinician is in good standing in their home state and has seen you in person at least once. Our evaluations are by telehealth, so check with our care team first.
Can a Florida landlord charge a pet deposit for my ESA?
No. Fla. Stat. 760.27 bars charging extra for an emotional support animal.
Will an ESA registration work in Florida?
No. Florida says online registrations and ID cards don't count as documentation on their own.
Can my Florida landlord make me use their own form?
No. They can't require a notarized document or a specific application.
What happens if someone fakes an ESA in Florida?
It's a second-degree misdemeanor, with 30 hours of community service.
How much is a Florida ESA letter?
$129 covers 1 or 2 pets. For 3 or more, it's $199.
